At peak, 8,000 trade workers are projected on site spanning heavy civil, high-voltage electrical, industrial pipefitting, boilermaker, and structural concrete scopes over a six-year build cycle starting late 2026. The behind-the-meter power design bypasses regional grid queue delays entirely, making this the most self-contained megaproject footprint ever permitted on a federal site.

Micron NY Megafab Hits Foundation Phase With 9,000 Craft Workers at Peak

Cleveland Clinic Avon Hospital Expansion, Avon, Ohio

Avon

Cleveland Clinic and Gilbane Building Company broke ground July 30 on a $322 million hospital expansion in Avon, Ohio, adding surgical suites, diagnostic imaging, and inpatient bed towers to an active campus serving Lorain and Cuyahoga counties.

The build puts medical gas pipefitters, seismic-braced isolation HVAC mechanics, building automation system installers, and structural steel crews inside active hospital zones at the same time, with infection control partitions enforced on every floor. Phased access rotations mean no two trade scopes can occupy the same corridor simultaneously, making schedule sequencing more critical than on virtually any other commercial project type.

WHY IT MATTERS

Hospital construction pays a premium because you are installing medical gas systems, seismic-rated mechanical equipment, and fire-rated assemblies within feet of occupied patient rooms. The Turner BCI measures completed nonresidential build costs including labor and contractor margins, not just commodity futures, so it reflects what projects actually cost to build across the full trade stack. Print the quarterly release page, circle the 5.2% figure, and put it in front of anyone pushing back on your unit prices. The index has climbed every quarter for three consecutive years, and Turner's name on the document carries more weight in that conversation than your own spreadsheet. If your project spans two TCI release quarters, document the Q2 index value at bid day and reference the next quarterly update at your first cost review meeting. The gap between bid-day TCI and delivery-day TCI is your documented, third-party cost exposure.
